Thk you, David, for this very important msg.  And if I may say, I think the
real estate development planning and approval process is broken /
sub-optimal.  And it is at the Ontario provincial level that decision
frameworks are set for very local decisions.  Back in the day, I spent a
lot of time protesting OMB decisions to no avail.  :-(   Anyways, I think
the province needs to get out of Municipal decision making.
